LAND SALES MOMENTUM CONTINUES

The land sales momentum at The Ponds continues with 127 sales secured in the last three months.

Over 670 land lots have been sold at The Ponds since its launch over two and a half years ago, representing more than $184 million worth of sales.

Locals have snared several land lots with purchasers coming from Rouse Hill, Quakers Hill, Baulkham Hills and Castle Hill. Parramatta, Kogarah, Balmain and Queensland house hunters have also purchased in the community.

“The sales mix has changed in recent months. When the Federal Government’s First Home Owner Boost scheme was introduced in October last year over 70 per cent of sales were to first home buyers, however land sales have now reverted back to what it was originally with over 70 per cent of sales to second and third home buyers,” said Tony Pizzolato, Australand’s General Manager for Residential.

“Most of the buyers are young families or couples about to start a family with facilities well suited to this market.”

“John Palmer Public School opened last year and is now home to over 130 students, in addition, there are three parks with play equipment, BBQ and picnic areas are scattered throughout the nature reserve and walking and cycle paths surround the community,” he added.

“The City and Bullet bus services, Rouse Hill Town Centre and Stanhope Village are a short drive from the new suburb and a local bus service now travels down The Ponds Boulevard.”

On Saturday 17 October, 31 land lots will be released in Lorius, which is the second release for this neighbourhood with prices starting from $265,000. Most of the land lots are flat and range from 389 sq m to 586 sq m. The lots are accessible from Stanhope Parkway, close to a large park, playground facilities and The Ponds unique nature corridor.  

Another land release will also be released on 24 October in the Lakewood neighbourhood. Fourteen land lots will be available starting from $270,000 and ranging from 454 sq m to 844
sq m. Settlement is not until June 2010 and wide frontage up to 22 metres will be offered in this release.

One hundred and thirty homes are now occupied and when complete, the 390 hectare master-planned community which is being developed by Landcom and Australand will comprise over
3,000 homes.
