Sales momentum at The Ponds is rapidly increasing as buyers scramble to purchase in the last remaining land precincts in one of the North West’s highly sought after addresses – The Ponds.
The Ponds once again had a strong sales result at the weekend, with 16 of the 19 land parcels available in the latest land release selling and 16 of the 22 homes available for sale were sold.
Nigel Edgar, General Manager, Residential NSW from Australand commented, “We are nearing completion of one of the most successful masterplanned communities in New South Wales. During the past five years sales have continued to be robust and this is continuing right to the very end, even to the point that we still have campers vying for their favourite parcel of land. We are two years ahead of schedule due to the unprecedented demand from purchasers to buy into The Ponds.”
“Australand was also recently allocated National Rental Affordability Scheme (NRAS) housing approval at The Ponds. The first seven two bedroom homes were released at the weekend, with all homes selling immediately. More homes are expected to be made available in the coming months subject to Council approval.”
In recent weeks Australand has released a broad range of housing types to suit a wide variety of purchasers at The Ponds. A mix of two bedroom, two bedroom plus study, three bedroom and four bedroom completed packages have been made available with prices starting from $341, 400.
The two bedroom designs have an apartment style efficiency, ranging in size from 120m2 to 140m2 with two good size bedrooms, bathroom, laundry, single garage, kitchen and living area which opens to an outdoor entertaining area. The land size starts from 165m2 and is all torrens title, which means no strata levies. All Australand homes at The Ponds achieve a minimum six star energy rating to ensure ongoing household energy costs are kept to a minimum.
The next land release will be issued on 30 June. Twelve land lots will be available in the newest neighbourhood – LakesEdge which is the only natural lakefront precinct and represents the ‘jewel in the crown’ land at The Ponds.
Prices start from $350,000 and range in size from 440 sq m to 597 sq m. This release includes land with wide frontages up to 18 metres and easy walking to the lake and parkland area. It also has direct access to Schofields Road and is within a five minute drive to Rouse Hill Town Centre and Schofields train station.
LakesEdge land releases in August and September 2012 will be the last land only sales releases in The Ponds project until The Ponds stage four comes to the market in 2013.
The Ponds is a 320 hectare master-planned community which is being developed by Landcom and Australand. It will comprise over 3,000 homes when complete.
