Unregistered Land

After reserving an unregistered block of land the following process takes place:

  1. Construction of the lots, including roads and services such as sewer, power and water, is completed.
  2. After the completion of the physical works on site the process of connecting the services takes place in conjunction with the utility authorities. Once this is completed, services are available for connection to your block of land.
  3. Council approves the works and the final plan of subdivision.
  4. The subdivision plan is lodged by Landcom for registration with the NSW Land & Property Information ("LPI").
  5. LPI checks the submitted subdivision plan and 'registers' it - this process usually takes between three to four weeks.
  6. Following registration of the plan, Landcom Legal will notify your solicitor/conveyancer, usually within one week.  Arrangements can then be made for settlement in accordance with the terms in the Contract for Sale of Land, usually within two to three weeks.

The above list does not necessarily occur in sequence Please note that several of the above activities can occur at the same time.

At the time of reservation you will have received an estimated date for plan registration. It is important to remember that this date is an estimate only and may vary dependent on, amongst other things:

  • Wet weather and other construction related issues
  • The commissioning processes and requirements of the utilities authorities
  • Requisitions for amendments to the submitted plans by LPI
