Stamp duty concessions announced by the state government last month for home buyers has helped fuel the ongoing sales momentum at the fastest growing suburb in New South Wales – The Ponds.
The government said that for the next two years from 1 July it won’t charge stamp duty on homes bought off the plan up to $600,000 in the pre-construction stage, offering potential savings of around $22,000 to home buyers. Those buying a vacant block of land valued up to $400,000 would also pay no stamp duty.
Robert Sullivan, General Manager of Corporate Marketing for Landcom comments, “The conclusion of the First Home Owner Boost Scheme and the introduction of the stamp duty concessions has been a catalyst for change over buyers or second and third time purchasers to be more active in the new housing market.”
“In the past, change over buyers have purchased at a ratio of about 90 per cent established dwellings and 10 per cent of new homes. With the stamp duty concessions now available, we expect a shift to 80 per cent buying old homes and 20 per cent purchasing new dwellings. This change is already evident.”
“The government had a soft launch for the stamp duty concession announcement with many people still unaware of the benefits available. Later this month Landcom will run marketing campaigns across all of its projects including The Ponds to raise greater awareness about the concessions,” he added.
Rob Brunt and his wife Julie had been eyeing off The Ponds as their next place of residence for over one and a half years. This month they secured a large land lot overlooking the parklands.
“The Ponds purchase will be our second. I only recently heard about the stamp duty concession which was a significant bonus for us. We now have a few extra dollars to spend on furniture and up market fittings in the new house and a pool,” said Mr Brunt.
“The Ponds is a great suburb with plenty of greenery, open spaces and cycleways to entertain the children as they grow older. It offers a strong community feel, family friendly layout and is close to the aquatic centre, schools, Rouse Hill Town Centre and the M7.”
Mr Sullivan added, “Customer feedback from people purchasing in The Ponds has been very positive. The land setting, quality landscaping, easy build land lots and proximity to amenities including recreational parks, a future sports complex, shopping facilities, retail hubs and major transport links have all contributed to the success of this suburb.”
The Ponds is a 320 hectare master-planned community which is being developed by Landcom and Australand. It will comprise over 3,000 homes when complete.
